    1) Returnable Land to Farmers (Private Residential & Commercial)

     About 31–32% of the total pooled land was returned to farmers as developed plots.

    4) SEZs, Industrial & Economic Zones

    Approximately 10–12% earmarked for: 

    •  IT SEZs 
    •  Knowledge parks  
    •  Non-polluting industries 
    •  Economic clusters  

    Purpose:
     Investment, exports, and job creation. 

    5) Roads, Utilities & Social Infrastructure

     Around 15–18% used for: 

    •  Major roads and junctions 
    •  Public transport corridors 
    •  Water, drainage, power systems 
    •  Schools, hospitals, public amenities 

    Purpose:
     Essential city infrastructure. 

    6) Green & Blue Zones (Parks, Water Bodies, Riverfront)

     About 30% of the overall master-plan area reserved for green and water spaces.

    Purpose:
    Environmental balance, flood control, and public recreation.
